These jobs were completed in collaboration with a landscaper. We came in to fine tune the gravel base on the driveways and install the asphalt. Both driveways were completed in under 2 hours.
This commercial building was in dire need of Asphalt repair - with hot tub sized potholes - but the property manager needed a budget conscious solution. We levelled off and resurfaced the existing asphalt with industrial grade asphalt. Ultimately matching the budgetary needs of the client and fixing the pre-existing hazards in the parking lot.
We milled, power-swept, applied asphalt glue and repaved this parking lot patch in under a day. Commercial properties often have multiple layers of asphalt and milling down a broken layer of asphalt is sometimes all you need to get back to a strong base.
Asphalt driveways can wear down over time from poor initial installation, Canadian weather and general use. Sometimes, resurfacing can extend their life and make them look fresh again, but resurfacing isn't always the best choice!
Here are some key things to consider to help you decide if resurfacing or a full driveway replacement will give you better results.
For driveways under 1,000 square feet, resurfacing is often not worth it. Small driveways can often end up costing almost as much to resurface as to fully replace due to the materials, equiptment and labor required. For smaller spaces, investing in a full replacement will typically give you a longer-lasting, higher-quality result.

If your driveway is on the smaller side, ask a paving professional if replacement might be a better investment.
For a resurfacing job to work, there needs to be enough room for an extra layer of asphalt on top of the existing. Driveways often settle down in front of garages over time, providing the required 2-3 inches of space
for a new layer. But it’s essential that this depth is consistent along the whole driveway, including the curb area. If there’s not enough space, the overlay may end up too thin at the edge, which means it won’t hold up as well over time.

Check the thickness needed at both the garage and curb. If it won’t be uniform, resurfacing may not be the best choice.
One of the most important factors in deciding whether to resurface is the current condition of the asphalt. Resurfacing is best for driveways with only minor cracks or surface issues. If the driveway is mostly intact with only a few cracks and no “alligatoring” (a pattern of deep cracks that look like alligator skin), resurfacing could work well.
However, if there are large, deep cracks or major areas of damage, resurfacing is unlikely to hold up. In these cases, a full replacement is the smarter, long-term choice.

While resurfacing does extend the driveway's life, it’s important to know that it won’t give you a completely “new” driveway.
If you’re okay with a few future cracks and want a budget-friendly way to extend your driveway's life, resurfacing could be a good option. But if you want a smooth, crack-free surface that will stay that way for years to come, a full replacement will provide a more satisfying result.
