These jobs were completed in collaboration with a landscaper. We came in to fine tune the gravel base on the driveways and install the asphalt. Both driveways were completed in under 2 hours.
This commercial building was in dire need of Asphalt repair - with hot tub sized potholes - but the property manager needed a budget conscious solution. We levelled off and resurfaced the existing asphalt with industrial grade asphalt. Ultimately matching the budgetary needs of the client and fixing the pre-existing hazards in the parking lot.
We milled, power-swept, applied asphalt glue and repaved this parking lot patch in under a day. Commercial properties often have multiple layers of asphalt and milling down a broken layer of asphalt is sometimes all you need to get back to a strong base.
The northwest roadway of this commercial building had deteriorated significantly as all traffic must go in and out from one of the two roadways flanking this building in order to reach the rear loading docks.
This phase of the project was deemed essential for repair this year as it serves as a path for tractor-trailers that frequent the building daily.
Our task was to remove the old, damaged asphalt and replace it with a new, sturdy surface.
Here's a step-by-step look at how we handled the project:
Removing the Old Asphalt: We began by completely removing the deteriorated asphalt. This step is crucial to ensure the new layers have a solid foundation.
Excavating the Sub Base: After removing the asphalt, we identified and excavated areas of concern in the sub base. Addressing these weak spots helps prevent future problems.
Reinstating the Sub Base: We reinstated 8 inches of 3/4 concrete crush. This layer provides a strong base for the asphalt, ensuring longevity and durability.
Applying the Base Layer: We then paved the area with 2 inches of HL8 asphalt. This base layer offers a sturdy and stable foundation.
Top Coat Paving: Finally, we applied 2 inches of HL3 asphalt as the top coat. This layer provides a smooth and safe surface for vehicles.
Also...De-rooting Vegetation: Vegetation overgrowth was present along the edges of the asphalt and concrete. We made sure to de-root them entirely to prevent the weeds from coming back right away.
The entire project was completed in just a day and a half. Now, the tractor-trailers that drive around the back of this building every day can enjoy a much smoother and safer ride.
