By addressing crucial issues like poor stormwater management, limited accessibility and undefined parking areas - we not only improved the functionality of the parking lot but also enhanced its safety and appearance. Check out the process here
This project required us to repair the designated areas one section at a time to minimize disruption. All of the parking lot construction was completed within 3 days while keeping 85% of the parking stalls available for public use at all times.
Sometimes you just need to start from scratch. This parking lot was removed and replaced with 2 coats of hot mix asphalt - a base coat of Hl8 and a top coat of Hl3. The newly established line painting helps to promote efficient traffic flow while maximizing use for the tenants and customers.
This entire loading dock depends on two central catch basins for stormwater management (see pylons in image for reference). Once we removed the broken asphalt, we spent a full day regrading the backlot to ensure proper water drainage.
A water main ruptured underground this Toronto community causing the roadway to be shutdown until the pipe was fixed. Once the project was handed over to us, we made quick work of this total road restoration (concrete curbs + asphalt replacement) so that the community could get back to normal as soon as possible.
Unlike concrete, asphalt will bend before it breaks. This makes asphalt the go-to material for outdoor sporting courts. Projects like these demand a level surface finish while maintaining just enough slope for proper water drainage.
Our company has used Pavemar for decades for our commercial properties. They recently repaved our parking lot, ensuring proper grading and drainage. The quality of their work is impressive, and their team is dedicated to delivering great results.

At Pavemar Paving, we’re proud to support some of the top industrial businesses in Southern Ontario. One of our recent projects took place in Bolton, where Kingspan - a leader in factory building materials - is upgrading their own factory. As part of their expansion, they needed a new forklift access door with a smooth ramp that connects to the existing parking lot.
That’s where Pavemar came in.
We were called in to design and build a durable asphalt ramp that meets their heavy duty requirements for constant forklift traffic. Here’s a look at how we got it done, step by step.
First, our crew carefully measured and marked the work area in front of the new northeast-facing access door. Using spray paint and a string line, we outlined the section to be cut - both asphalt and concrete. Then, we used our Core Cut concrete saw to create clean lines, allowing us to define the work area.
The existing exterior landscaping consisted of clay and topsoil which wouldn't support the forklift traffic. Once the Asphalt and concrete cuts were made, we excavated the ramp area to a depth of 24 inches - the required level below the new door threshold for a proper sub-grade.
This excavation also made it easy for us to knock out the portion of concrete curb that had to be removed and hauled away to make room for the new ramp.
This depth ensures a solid base for the ramp that will maintain a smooth transition between the ramp and the building for years to come.
During this phase, we also worked closely with Kingspan’s property maintenance team to install a PVC conduit under the ramp. This conduit allows the existing sprinkler system to be reconnected once the project is complete.
With the trench open and the conduit installed, it was time to build a solid foundation. We added layers of 3/4 concrete crush, then compacted it using both a jumping jack tamper and our commercial rollers. Proper compaction is key to keeping the ramp strong, level, and long-lasting.
Next, we removed the remaining asphalt and graded the ramp to match building code standards for allowable slope on a forklift ramp and proper drainage. Our team ensured the transition from the building to the lot was smooth for forklifts, with no bumps or drop-offs. This makes loading and unloading faster and safer for Kingspan's new workflow.
To finish the job, we paved the ramp with two layers of asphalt:
50mm of HL8 base asphalt for strength
50mm of HL3 surface asphalt for a smooth, clean finish
These layers create a solid, long-lasting surface that can handle heavy forklift use and changing weather conditions.
The end result? A strong, professionally built asphalt ramp that blends perfectly with Kingspan’s existing parking lot and supports their expanding operations. It’s another great example of Pavemar delivering on-time, on-budget solutions for industrial clients across Ontario.

Asphalt is the most commonly used material for driveways, roads and parking lots; and there is a good reason for that. It is resistant to water, heat and cold, making it very durable. The most common failure mechanism is fatigue from repeated loading over time, however, if the asphalt is applied properly, it can last a long time without giving you any trouble or headaches. When it comes to industrial or commercial paving, the proper application of asphalt determines how durable and long-lasting it will be. One of the biggest mistakes when applying asphalt is not preparing the surface properly. This includes removing the old asphalt, grading, compacting the soil and applying the crushed rock and subsoil.
At Pavemar Paving, we take pride in our experienced paving crew and state-of-the-art heavy equipment. Your parking lot should be sturdy enough to be resistant to heat, cold and moisture. If you notice cracks and pots holes in your parking lot, you should consider installing a new lot. We prefer asphalt as it is easier to maintain and repair. A parking lot with regular maintenance and resurfacing can look as gorgeous as it did on the first day. PARKING LOT PAVING
A well-maintained parking lot goes a long way, considering the parking lot is a visitor’s first impression of the place. Here are some tips to keep your parking lot good as new:
-Routine inspections:
-Fill the cracks, clear the chemical deposit and clean the entire area.
-Sweep it often: Do not let water or moisture stay on asphalt for too long. It weakens the surface.Inspect drains: A water logging problem can become huge in moments.
-Always clear clogged drains.Clear oil and chemicals: Oil and chemicals deteriorate the material that holds asphalt together. Clear it soon as you see it.
