By addressing crucial issues like poor stormwater management, limited accessibility and undefined parking areas - we not only improved the functionality of the parking lot but also enhanced its safety and appearance. Check out the process here
This project required us to repair the designated areas one section at a time to minimize disruption. All of the parking lot construction was completed within 3 days while keeping 85% of the parking stalls available for public use at all times.
Sometimes you just need to start from scratch. This parking lot was removed and replaced with 2 coats of hot mix asphalt - a base coat of Hl8 and a top coat of Hl3. The newly established line painting helps to promote efficient traffic flow while maximizing use for the tenants and customers.
This entire loading dock depends on two central catch basins for stormwater management (see pylons in image for reference). Once we removed the broken asphalt, we spent a full day regrading the backlot to ensure proper water drainage.
A water main ruptured underground this Toronto community causing the roadway to be shutdown until the pipe was fixed. Once the project was handed over to us, we made quick work of this total road restoration (concrete curbs + asphalt replacement) so that the community could get back to normal as soon as possible.
Unlike concrete, asphalt will bend before it breaks. This makes asphalt the go-to material for outdoor sporting courts. Projects like these demand a level surface finish while maintaining just enough slope for proper water drainage.
Our company has used Pavemar for decades for our commercial properties. They recently repaved our parking lot, ensuring proper grading and drainage. The quality of their work is impressive, and their team is dedicated to delivering great results.

Pavemar Paving Helps Wrap Up a Major Toronto Zoo Project
At the Toronto Zoo, DELVECON and Twin Contracting have been hard at work building a brand-new barn-style building—part of a long-running project over two years in the making. As the project nears its final stages, Pavemar Paving stepped in to handle one of the most important finishing touches: the asphalt paving.
This job was more than just laying down a layer of asphalt—it was about creating clean, safe access for vehicles, matching the new pavement with existing surfaces, and helping Twin Contracting put the final pieces in place before landscaping begins.
Let’s take a closer look at how Pavemar helped complete this exciting project.
Making the Connection Between New and Old
One of the main parts of this job was restoring an old road that runs alongside the new building. This wasn’t just a patch job—it needed to be smooth and look like it was always part of the site.
In addition, our team had to build seamless ramps leading up to multiple garage door openings. These ramps will be used every day for vehicle access, so precision was key. The slope, the thickness, and the way the new asphalt met the garage floors all had to be just right.
To make it happen, Pavemar followed the project specifications exactly, applying 3 inches of compacted asphalt in a single lift. This commercial paving method gives strong, even coverage and will allow for years of mixed use wear & tear.
Working with the Crew on a Busy Site
This wasn’t an empty lot. With contractors and pedestrians still moving in and around the building, coordination was important.
Twin Contracting has been overseeing this project at the zoo for over two years, and Delvecon has been handling key parts of the new structure. Our team worked closely with both to make sure the paving didn’t disrupt their progress and followed all Zoo safety protocols.
As with any project on a high-profile site like the Toronto Zoo, timing and professionalism matter. We came in ready to work, got the job done efficiently, and left the site clean and ready for the next phase.
Finishing Strong: A Lasting First Impression
Asphalt paving is often one of the last steps in a construction project. Once our crew wraps up, it’s easy to see the final shape of the space come to life.
At this site, the paving made a huge visual difference. The smooth blacktop tied everything together—from the curved road that approaches the building to the fresh ramps in front of each garage door.
The only tasks left for Delvecon and Twin Contracting now are backfilling against the edges of the new pavement and finishing up the landscaping. Once those are done, this area will be fully complete—and looking great.
Built to Last in a High-Traffic Environment
This paving isn’t just for show. It’s built to stand up to years of use in a busy part of the zoo. From delivery trucks to maintenance vehicles, this space needs to handle daily traffic without cracking or wearing out.
That’s why Pavemar sticks to strict quality standards. We use high-grade asphalt and compact it properly for strength and durability. The result? A surface that holds up against weather, weight, and time.

Asphalt is the most commonly used material for driveways, roads and parking lots; and there is a good reason for that. It is resistant to water, heat and cold, making it very durable. The most common failure mechanism is fatigue from repeated loading over time, however, if the asphalt is applied properly, it can last a long time without giving you any trouble or headaches. When it comes to industrial or commercial paving, the proper application of asphalt determines how durable and long-lasting it will be. One of the biggest mistakes when applying asphalt is not preparing the surface properly. This includes removing the old asphalt, grading, compacting the soil and applying the crushed rock and subsoil.
At Pavemar Paving, we take pride in our experienced paving crew and state-of-the-art heavy equipment. Our skilled professionals have the expertise to handle commercial and industrial parking lots, container unloading docks, heavy industrial trucks, bus terminals, and more. Your parking lot should be sturdy enough to be resistant to heat, cold and moisture. If you notice cracks and pots holes in your parking lot, you should consider installing a new lot. We prefer asphalt as it is easier to maintain and repair. A parking lot with regular maintenance and resurfacing can look as gorgeous as it did on the first day. PARKING LOT PAVING
A well-maintained parking lot goes a long way, considering the parking lot is a visitor’s first impression of the place. Here are some tips to keep your parking lot good as new:
-Routine inspections:
-Fill the cracks, clear the chemical deposit and clean the entire area.
-Sweep it often: Do not let water or moisture stay on asphalt for too long. It weakens the surface.Inspect drains: A water logging problem can become huge in moments.
-Always clear clogged drains.Clear oil and chemicals: Oil and chemicals deteriorate the material that holds asphalt together. Clear it soon as you see it.
