FAQ image

How do I care for my freshly paved property?

Best practice is ALWAYS to stay off the pavement for 2-4 days after paving.

Additionally, within the first year or two after installation, it's best to use caution on hot summer days.

The heat can soften the surface of your asphalt and leave it vulnerable to scuffs or pinhole depressions from things like kickstands or lawn chairs.

What is asphalt paving?

Asphalt paving is the process of installing a smooth, durable surface made from a blend of aggregates and asphalt binder. It is commonly used for driveways, parking lots, roadways, and commercial access areas. Asphalt is known for its flexibility, strength, and ability to perform well in Canadian weather conditions, making it one of the most practical paving materials available.

Because asphalt cures quickly and can be repaired or maintained over time, it offers long-term value for both homeowners and commercial property owners.

Why do so many properties choose asphalt over other materials?

Asphalt is widely used because it offers a strong balance between performance, appearance, and cost. It provides a smooth driving surface, handles freeze-thaw cycles better than rigid materials, and can be installed efficiently with minimal downtime (especially when you hire experienced contractors).

For property owners, asphalt also allows for phased repairs and resurfacing instead of full replacement, which helps control long-term maintenance costs.

How long does asphalt paving typically last?

When installed correctly and maintained over time, asphalt surfaces can last 15 to 30 years or more. Longevity depends on several factors, including traffic volume, surface thickness, base preparation, drainage, and ongoing maintenance.

Being in Canada exposes asphalt surfaces to freeze/thaw cycles and harsh maintenance from salt & plows so there's no guaranteed lifespan. However, proper installation gets you longest lasting results possible and credible companies will offer a 1 year workmanship or material warranty.

Commercial properties with heavier traffic are built with thicker asphalt layers and stronger foundations to support long-term performance.

What affects the cost of an asphalt paving project?

Asphalt paving is not one-size-fits-all. Pricing depends on factors such as:

Size of the paved area

Required asphalt thickness

Existing surface condition

Base preparation and grading

Drainage requirements

Accessibility for equipment

Type of use (residential vs commercial)

Because each site is different, the most accurate pricing comes from an on-site evaluation rather than a generic estimate.

What qualifies as residential asphalt paving?

Residential asphalt paving typically includes private driveways, laneways, and small access areas serving single-family homes, townhomes, or multi-unit residential properties. These surfaces are designed for passenger vehicles and lighter use compared to commercial applications.

Residential paving also places a greater emphasis on appearance, curb appeal, and clean finishing.

How long does it take to pave a residential driveway?

Most residential driveway projects can be completed within one to two days, depending on size and site conditions. This includes surface preparation, base work if required, asphalt installation, and final compaction.

Larger or more complex driveways may take longer, particularly if grading or drainage improvements are needed.

When can I use my new asphalt driveway?

In most cases, light vehicle traffic can resume after 48 hours. However, asphalt continues to cure over time, so it’s best to avoid heavy vehicles, dry steering, sharp turns, or parking in the same spot for extended periods during the first few days.

Following these guidelines helps prevent early surface marks and ensures a clean finish.

How should I maintain my asphalt driveway?

The big three cleaning tips are:

• Cleaning oil or fluid spills promptly with sand or spill kits

Keeping asphalt edges supported and free of erosion

Ensuring proper water drainage

For best results avoid harsh pinpoint pressure (of all kinds) at all times to keep the surface intact

• Power Washing

• Kickstands

• Chairs

• Trailer Jacks

• Hockey Nets

Regular upkeep helps prevent water penetration, surface breakdown, and premature wear.

Why do cracks form in asphalt driveways?

Cracking can occur due to temperature changes, moisture penetration, ground movement, or heavy loads. In colder climates like here in Ontario, freeze-thaw cycles play a significant role in surface expansion and contraction.

Addressing cracks early helps stop water from reaching the base layer, which can lead to more serious damage if left untreated.

What types of commercial properties require asphalt paving?

Commercial asphalt paving is commonly used for:

Retail and office parking lots

Industrial facilities and warehouses

Commercial access roads

Loading and delivery zones

Multi-unit residential and mixed-use properties

These surfaces must support higher traffic volumes, heavier vehicles, and continuous daily use.

Also, asphalt's ability to be repaired and replaced in a cost effective manner make it the material of choice for companies that maintain large outdoor areas that require a smooth surface.

How is commercial asphalt paving different from residential paving?

Commercial paving requires thicker asphalt layers, stronger base preparation, and careful engineering to handle vehicle weight and traffic flow. It's not uncommon to have engineers involved with commercial projects to ensure compaction of the sub-base and asphalt layers paved on top. Layout considerations such as turning radii, drainage slopes, and safety markings are also more complex.

Because commercial paving directly affects business operations and safety, planning, coordination and execution are especially important.

How thick should commercial asphalt be?

The required thickness depends on expected traffic and usage. Areas that support delivery trucks, service vehicles, or frequent traffic require thicker asphalt and reinforced base layers.

Proper thickness ensures the surface resists deformation, cracking, and premature failure under heavy loads.

Every client has different requirements but most commonly we pave 50mm of binder course and 50mm of wear course across Ontario for general-use commercial properties.

Can commercial paving be completed in phases?

Yes. Many commercial projects are completed in stages to allow businesses to remain open during construction. Phased paving minimizes disruption while still delivering a high-quality finished surface.

Careful planning ensures safe access for customers, employees, and deliveries throughout the project - all the while allowing our clients to predictably cash flow their property maintenance costs.

How often should commercial asphalt be maintained?

Ongoing maintenance helps extend surface life and protect property value. This may include:

Crack sealing and patching

Sealcoating

Line painting and restriping

Drainage inspection and repairs

Well-maintained pavement improves safety, appearance, and long-term performance.

How does asphalt handle Canadian weather?

Asphalt is flexible by nature, allowing it to adapt to temperature changes without cracking as easily as rigid materials. This flexibility makes it particularly well-suited for climates with freezing winters and warm summers.

Proper drainage and base preparation further improve weather resistance.

Is asphalt environmentally responsible?

Modern asphalt paving makes use of recycled materials and efficient production methods. Existing asphalt surfaces can often be reclaimed and reused in future projects, reducing waste and material consumption.

This ability to recycle makes asphalt one of the most sustainable paving options available today.

Can existing asphalt be repaired instead of replaced?

In many cases, yes. Surface repairs, patching, or resurfacing can restore performance without the need for full removal. The best solution depends on the condition of the existing pavement and the underlying base.

For residential projects, the cost of repair can sometimes be so high that replacement becomes the better choice, especially when taking curb appeal into account.

A professional assessment helps determine the most cost-effective approach.
